Before

You Build

Independent pre-construction advice for homeowners planning custom homes and residential building projects.

Most Building Problems Start Before Construction

Budget blowouts, poor builder alignment, design issues, and project delays often stem from decisions made long before site work begins.

Without the right early guidance, homeowners can commit to the wrong process, engage the wrong people, or proceed with incomplete information, creating costly issues later.

Mira works solely in your interest, helping you get it right from the start:

  • Understand your project scope and feasibility

  • Align your budget with your expectations

  • Engage the right consultants and builders

  • Identify risks before they become costly

  • Move forward with a clear strategy

the reality

You set your budget today. You won't move in for years.

Building a home isn't a single moment — it's a decision made now and paid for over the years until completion, while the market keeps moving underneath it. The figures below are real, and managing that exposure early is exactly what independent advice is for.

0 construction company insolvencies in a single year (FY2023–24) — around 27% of all corporate collapses in Australia, more than any other industry. Source: ASIC

How far can your budget move before you move in?

At today's Canberra rates, that's about 143–250 m²
By completion, the same build may need $1.08M–$1.17M
Cost-escalation risk while you wait $82k–$166k

The longer your runway, the more the market can move under you. Getting your timing, procurement and contract strategy right early is how that risk is managed — and the first conversation costs nothing.

Escalation is modelled on recent Australian residential construction cost growth, which has ranged from current inflation (~4–5% p.a.) to pandemic-era peaks (~9–10% p.a.); ABS data shows average dwelling build costs rose roughly 74% between 2019 and 2025. The tool applies a 4–8% p.a. band over your selected timeframe — an indicative planning scenario, not a forecast, quote, or estimate for any specific project. Other sources: ASIC insolvency statistics (FY2023–24); ABS Producer Price Indexes (house construction, Sept 2020 – June 2024); build rates $4,000–$7,000/m² (indicative).

Who We Are

Commercial-grade expertise, now on your side.

Mira is led by Austin Miller, who has spent more than 15 years delivering complex, high-risk projects in Australia and Canada — from heritage works at the Australian War Memorial to award-winning Green Star buildings, data centres, high end homes and remote Arctic infrastructure, with over $300 million in project value delivered.

FAQs

Do I need an architect or builder before engaging Mira?

1

No — in most cases it's better to get independent advice first. Early decisions around scope, budget, and consultants have the biggest impact on your project. Mira helps you establish clarity before you commit.

What if I have already engaged my team?

2

How do I get started?

That's completely fine — and common. Whether you've engaged an architect, consultants, or a builder, Mira reviews where your project currently stands and focuses on the decisions still ahead: the documentation, the budget, the procurement approach, and the building contract before you sign. The earlier we're involved the more influence we have, but there's real value at any stage — often the most useful thing we do is give an independent check on what's already been committed, before small issues compound into expensive ones.

7

What does the Initial Consult include?

3

A structured 90-minute strategy session covering your project's feasibility, budget, design readiness, procurement options, and key risks — plus a written Project Report within two business days. It's a fixed fee of $850.

How is Mira different from an architect or a builder?

4

Architects focus on design and builders focus on construction. Mira represents you — independently — from the stages before construction and beyond, making sure the project is set up correctly before either is locked in.

When should I get advice?

5

The earlier the better. The most valuable point is before your scope, budget, and consultants are locked in — that's where good guidance prevents the most expensive mistakes.

We're based in Canberra and work with clients across the region in person. Because our advice is delivered remotely — desktop reviews, calls, and written reports — we can also support projects anywhere in Australia, and beyond. Construction risk, and how to manage it, is largely the same wherever you build — something our experience across Australia and Canada has made clear.
